Upper Moutere is our home base, a rural valley of orchards, vineyards and lifestyle blocks in the Moutere hills. Most sites are rural, often gently sloping, and chosen for sun and outlook.

Building consent goes through Tasman District Council. Rural Moutere sites usually rely on rainwater or a bore and an on-site wastewater system, designed and consented per site. Being based here, we know the ground, the weather and the council process well.

  • On a typical Upper Moutere site we help you plan:
  • Water supply: rainwater collection or a bore where there is no town supply.
  • Wastewater: an on-site system designed and consented for your soils and site.
  • Consent: your building consent through Tasman District Council, plus any resource consent your site needs.
  • Development contributions: we check whether the council development contribution has been paid on your section, so a charge the developer left behind does not surprise you at building consent.

The Green House is one of our Passive Homes, on an insulated MAXRaft slab, with ducted heating through the floor and airtightness verified on site with a blower-door test.

  • Every home is modelled and detailed well above the Building Code minimum, whether or not it goes all the way to Passive House.

  • On a Moutere site exposed to sun, wind and frost, that engineering keeps a home warm through winter and cool through summer, without relying on the weather to cooperate.

Yes. Our office and workshop are at 79 Rowling Loop, Upper Moutere. We have lived and built in the Moutere since 2006, so your builder is genuinely around the corner, not across the region.

Do you build Passive Homes here?

Yes. The Green House on the same Upper Moutere site is one of ours: Formance SIPs, an insulated MAXRaft slab and blower-door testing to prove the airtightness. We build Passive Homes across the district.
