Building on a Coastal Site
What the coast does to a building, and the design moves that make an exposed site liveable.
Read the guideEcotectural are architectural home builders in Mapua and Ruby Bay, building warm, dry, low-running-cost coastal homes since 2006.
Home builders in Mapua and Ruby Bay
Mapua and Ruby Bay reward homes built for the coast: warm, dry, low-maintenance and at home by the water. We shape every design around the outlook, the salt air and the sun.
Every home starts around one table and is delivered in the open, with every dollar visible as the build progresses.
We are based minutes away in Upper Moutere, so this coastline's sites are second nature to us.
The result is a warm, healthy home built for this coastline, not a generic one dropped onto the section.
Areas we serve near Mapua and Ruby Bay: Tasman, Upper Moutere, Motueka, Richmond and Nelson.
Building in Mapua and Ruby Bay
Mapua and Ruby Bay sit on the coast and the estuary, a mix of serviced village sections and rural, lifestyle and waterfront blocks. Sea outlook, salt air and coastal wind all shape how a home should be built here.
Building consent goes through Tasman District Council, with village wastewater carried to the Bells Island scheme. Coastal and estuary sites bring salt-durable materials, wind and outlook into play, which we design for rather than discover later.
Built for the coast
Coastal sites at Mapua and Ruby Bay carry their own conditions: driving sea breezes, salt-laden air and exposure that can wear ordinary materials fast.
We choose durable claddings and fixings detailed to shed water and resist corrosion.
Joinery is selected to handle years of salt air without swelling or failing.
Warmth and dryness come from continuous insulation and careful detailing behind the cladding, with the option to build a Passive Home for a fully airtight, mechanically ventilated home.
Building here since 2006
The homes we build across Mapua and Ruby Bay are warm, dry and low to run, comfortable in winter and cool in summer, and designed to suit the sites and climate here. A warm, dry, well-ventilated home is a healthier home to live in too, better for your family's wellbeing year after year. And because we design around how you actually live, and the stages of life ahead, your home is built to keep fitting you as life changes. That is what nearly twenty years of building in one region gives you: homes that perform for the way people really live.
"I wanted a home I could wear shorts and a t-shirt in year round and never feel cold."
Colin Hayman, Upper Moutere
Many of our homes are completed under confidentiality, so this is only a selection. To see more, simply ask and we will arrange a private viewing or reference project.
